For appraisal purposes, we appraise both types using the same rigorous methodology.

USPAP (Uniform Standards of Professional Appraisal Practice) are the nationally recognized ethical and performance standards governing real estate appraisers in the U.S. All of our MHC appraisals are USPAP-compliant, meaning they are accepted by lenders, the IRS, Florida courts, and federal agencies.
A “mobile home” typically refers to homes built before June 15, 1976, prior to the implementation of HUD construction standards. “Manufactured homes” are built after that date and must comply with the federal HUD code, which sets strict requirements for safety, design, and construction. In today’s market, “manufactured home” is the accurate and preferred term used in appraisal and lending.
HUD stands for the U.S. Department of Housing and Urban Development. HUD established the federal building standards (HUD Code) for manufactured housing in 1976. This matters because homes built to HUD standards are generally more consistent in quality and are treated differently in financing, valuation, and appraisal analysis compared to pre-1976 mobile homes.
A Comparative Market Analysis (CMA) is typically prepared by a real estate agent to estimate a property’s listing or sale price based on recent comparable sales. An appraisal, on the other hand, is completed by a state-certified appraiser and follows USPAP standards. Appraisals are independent, more detailed, and legally recognized by lenders, courts, and government agencies, making them essential for financing, tax appeals, and litigation.
